Planning Success for Shaftesbury Avenue

We are delighted to announce the planning success for the comprehensive redevelopment of a Covent Garden office scheme on the corner of Mercer Street and Shaftesbury Avenue for Freshwater Group. This deep retrofit scheme will see the complete overhaul of the distinct,1970s building, originally designed by Richard Seifert.

The new entrance on Mercer Street, in the Seven Dials, now connects the reimagined building into the vibrant heart of Covent Garden. A new generous reception space at ground floor will be supplemented by extensive end of trip facilities. On the upper floors, stunning new rooftop terraces will provide high-quality, external amenity with fantastic views across the west end for building occupants.

With a sustainability conscience at the heart of the brief, the building is designed to meet sustainability kitemarks such as BREEAM Excellent, WELL Gold and NABERS 5*. With the retention of the existing structure and façade, the scheme is targeting to meet or exceed LETI best practice 2020 for embodied carbon.

The project forms part of an ambitious new programme of development from Freshwater and will be jointly marketed by JLL and BrayFoxSmith
