Penarth

Penarth is a new 330-home, mixed-use and co-living neighbourhood in the Old Kent Road regeneration area in Southwark, which achieved planning following committee in June 2023.

The project, which is the first co-living scheme in the Borough, is a mixed-use development that re-provides light industrial accommodation and workspace on the lower floors for the existing landowner, James Glancy Design. On the upper floors and topping out at 10 storeys, rental living developer operator Moda Living will deliver 283 co-living homes, with shared resident amenities, including a 24/7 gym, private dining spaces, residents’ lounge and games room, alongside additional facilities and services. A standalone affordable housing block comprising 47 affordable homes, brings the project to three blocks in total.

Located just 15 minutes from London Bridge, Penarth demonstrates an imaginative approach to the re-provision and intensification of industrial land. The project facilitates the retention and future growth of an existing business within this strategically important area of Southwark, whilst also unlocking potential to create new homes for a range of tenures.
